Performance Issue

Below measure is taking so much time to load data and some time througing an error Memery out of error

Below measure is using  Status is column and that was created by me.

Status =
SWITCH( TRUE(),
vw_Acquired_Property_BRC[Owner__c] = "N/A" ,vw_Acquired_Property_BRC[Unit_Status__c],
vw_Acquired_Property_BRC[Owner__c])

UnitStatus =

Var _LST = CALCULATE(MAX(vw_Acquired_Property_BRC[LastModifiedDate]) ,
                        vw_Acquired_Property_BRC[Table_name] = "Competitor")

VAR _ActiveRecrds = CALCULATETABLE( VALUES(vw_Acquired_Property_BRC[Owner__c]) ,
                        (vw_Acquired_Property_BRC[Table_name] = "Competitor" &&
                         vw_Acquired_Property_BRC[LastModifiedDate] >= _LST-1))

VAR _Active = CALCULATE( VALUES(vw_Acquired_Property_BRC[Status]) ,
              ( vw_Acquired_Property_BRC[Table_name] IN
              { "Acquired_Property" ,"Build_To_Rent_Communities" ,"Competitor"}
              && ( vw_Acquired_Property_BRC[Owner__c] IN _ActiveRecrds
              && vw_Acquired_Property_BRC[Table_name] = "Competitor")
))

VAR _ALL = CALCULATE( VALUES(vw_Acquired_Property_BRC[Status]))

Return
SWITCH( TRUE(),
        SELECTEDVALUE( ReportType[Type] ) = "Active" , _Active,
        SELECTEDVALUE( ReportType[Type] ) = "All"    , _ALL)

Please suggest how to proceed ?

@TriveniN Going to be super difficult to troubleshoot performance-related stuff without access to the PBIX. That said, you might try some or all of the following changes:

UnitStatus =
VAR _Table =
  FILTER(
    SELECTCOLUMNS(
      'vw_Acquired_Property_BRC',
      "LastModifiedDate",[LastModifiedDate],
      "Table_name",[Table_name],
      "Owner_c",[Owner_c],
      "Status", [Status]
    ),
    [Table_name] = "Competitor"
  )
Var _LST = MAXX( _Table, [LastModifiedDate] )

VAR _ActiveRecrds =
  FILTER(
    SELECTCOLUMNS(
      __Table,
      "Owner_c",[Owner_c]
    ),
    [Table_name] = "Competitor" && [LastModifiedDate] >= _LST - 1
  )

VAR _Active =
  FILTER(
    SELECTCOLUMNS(
      __Table,
      "Status",[Status]
    ),
    [Owner_c] IN _ActiveRecrds
  )

VAR _ALL = DISTINCT(vw_Acquired_Property_BRC[Status])

Return
SWITCH( TRUE(),
        SELECTEDVALUE( ReportType[Type] ) = "Active" , _Active,
        SELECTEDVALUE( ReportType[Type] ) = "All"    , _ALL)
