Dynamic Title

How can I change this formula from 

 

Selected Year = "Sales and Pipeline Report for UK " & SELECTEDVALUE('New Date Table'[year].[Year])
 
To include business area too but also make the UK optional depending on what is chosen.
 
for example right now it says 
 
Sales and Pipeline Report for UK (+ year when chosen) but I want it to have the option of saying 
Sales and Pipeline Report for  (Business area) + (Year)
