Calculate production - investment only for the first year

Hello I need to calculate the difference between production and Investment but only for the year In which the production starts, that means that Production > 0, using DAX like in the following table, can you help me?

Should be something along the lines of:

 

Investment = IF([Production]<=0,BLANK(),[Production] - [Production Investment])

Hello, Thank You for your help, the thing is that I need to subtract the investment only in the year when the production starts   (production > 0) , how can I do that?
