Power Query greyed out

You seem to be using an old version of Power BI Desktop and/or you didn't enable the feature in the options.

Add another data source so your live connection is forced into mixed mode (direct query with local model).

Hi P-Lag ,
You cannot use Power Query when the data connection mode is Live connection. This is by design. Power Query can only use under Import, DirectQuery and Mixed mode.
And the table view can only exist when the data connection mode is Import mode

After testing, it is possible to use Import mode when connecting to a normal SSAS Tabular model, and it is also possible to add other data sources and use Power Query.
However, according to the screenshots you provided, it seems that your SSAS Tabular model comes from fabric or Power BI service. In my test, this is the only case where your problem occurs.
If so, you need to turn on this option in Power BI Desktop's Options and Settings > Options > GLOBAL > Preview features:
