Getting error" XML parsing: line 22, character 39, undeclared prefix"

Basically i have a table in SQL with descrption column in HTML

I need to extract just the text from this column either in SQL or Power Query

One of the HTML descriptions

<p class="MsoNormal"> TEXT IN BETWEEN <span style="mso-spacerun:yes"> </span><span style="mso-spacerun:yes"> </span><o:p></o:p></p><!-- RICH TEXT -->

Can someone please help?
