Filter not applying to calculated measure total

Hello Gurus

I have 3 calculated measures in a table visualization. One of the measure is like this

Sum annual rent (guarantee) =
Var a = CALCULATE([Sum annual rent], CROSSFILTER(_Fact_Guarantee[Guarantee_FK], '720 Guarantee'[_Guarantee_PK], both)) return if([Sum guarantee amount]> 0,a,BLANK())
** Sum annual rent comes from cube.
I have 2 filters Portfolio and Guarantee status. For measure Sum annual rent (guarantee), "Total" doesnt change for only for filter Guarantee status. Dont know what is happening and how to correct it.

I'm really sorry that I don't quite understand your needs. can you share more details?

The most important parts are:
1. Sample data as text, use the table tool in the editing bar
2. Expected output from sample data
3. Explanation in words of how to get from 1. to 2.

Or a simple data removing sensitive information .
